How to work out rent for a partial month, and month-to-month leases
Updated 28 Oct 2026
Divide the monthly rent by the number of days in that month and multiply by the days the tenant has the flat. For 9,000 EGP and a move-in on 20 October, that is 9,000 ÷ 31 × 12 ≈ 3,484 EGP. Some landlords use a fixed 30-day month instead (3,600 EGP here). Either is fine; agree which one in writing.
Method 1: the actual days in the month
- Daily rent = monthly rent ÷ days in that month. October has 31 days: 9,000 ÷ 31 = 290.32 EGP.
- Count the days the tenant has the flat, including the move-in day: 20 to 31 October is 12 days.
- Multiply: 290.32 × 12 = 3,483.87, rounded to 3,484 EGP.
The daily rate changes from month to month (February is dearer per day than March), but the full month always costs exactly the monthly rent.
Method 2: a 30-day month
Treat every month as 30 days: 9,000 ÷ 30 = 300 EGP a day, so 12 days cost 3,600 EGP. It is easier to explain and the daily rate never changes. For a move-out, the same rule applies: a tenant leaving after 10 November owes 300 × 10 = 3,000 EGP for November.
Due days in short months
If rent is due on the 31st, or the 29th or 30th, decide what happens in shorter months. The usual answer is the last day of the month: 28 February (29 in a leap year), 30 April, and so on.
Month-to-month leases
A lease with no end date simply continues, month after month, until one side gives the notice your contract sets out. Rent is due each month on the same day. Write the notice period into the contract, and record the end date once notice is given.
This guide is about arithmetic, not the law. Check your contract, and the rules that apply to your type of tenancy, before you rely on any of it.
Doing it in Aqari
Aqari adds a full month’s rent for every calendar month of a lease, partial months included. To charge a prorated first month:
- When you create the lease, set "Start rent from" to the first full month (November in the example).
- On the lease, use "Add a fee" for the partial month: 3,484 EGP for 20 to 31 October.
If the full month was already charged, cancel that charge and add the prorated amount as a fee. For a month-to-month lease, leave the end date empty: rent keeps being added each month until you end the lease. Set the due day on the lease; in shorter months Aqari uses their last day.
Questions
Do I have to prorate the first month?
No. Many landlords charge the full month, or start the lease on the 1st. What matters is agreeing it before the tenant moves in.
Should I round the prorated amount?
Rounding to the nearest pound is normal. Say how you round in the contract if amounts are large.
Does a month-to-month lease cost more?
Not by itself. The rent is whatever you agree; the difference is only that there is no fixed end date.
